Job Responsibility:

The vacancy

As the Homeownership and Commercial Lettings Manager, you will play a critical role in leading the team delivering our homeownership sales services, including resales, staircasing, Right to Buy and Right to Acquire on behalf of both CHP and the organisations we act as Management Provider to.

You will also oversee our portfolio of commercial shop properties, in addition to managing the re-letting of our Intermediate Market Rent and Market Rent homes.

Your goal is to drive the sales and lettings process of existing homes, enhance customer satisfaction, and optimise revenue generation

What you'll be doing

  • Manage and develop the Sales Progression Executive and Homeownership and Staircasing Executive, leading on the delivery of our homeownership sales services through driving sales performance to targets and to budget.
  • Provide performance information and prepare reports as required to enable the performance of the team to be monitored and to benchmark against others to ensure top quartile performance is achieved.
  • Support the Head of Sales and Commercial Lettings by overseeing sales delivered on behalf of the partner organisations we act as Management Provider to in accordance with our contractual requirements.
  • Lead on ensuring that all shared ownership customers are assessed for eligibility and affordability in line with our affordability policy, together with the Homes England Capital Funding Guide and that all compliance and regulatory requirements relating to the sales and marketing process are met.
  • Ensure the effective management of CHP/MHS's intermediate and private market lettings portfolio (Intermediate Market Rent, Rent to Buy, Market Rent, Commercial Leases and Licences) through ensuring a high standard of property management and compliance with statutory and regulatory requirements whilst optimising rental income for all products.

What we're looking for

  • Evidence of attainment of good literacy and numeracy, e.g. GCSEs or equivalent demonstrable prior learning
  • Knowledge of the house purchase / lettings process.
  • A good knowledge of shared ownership.
  • Experience of people management and the ability to lead and drive a team to achieve sales related targets and objectives.
  • Experience of working with mortgage advisors/lenders, solicitors, surveyors and agents.
  • Ability to manage own workload.
