Job Responsibility:
Job Overview:Join our team at Daniel Stores as PA / Property Manager, where you will play a pivotal role in managing and optimizing our investment portfolios. We are both a professional family owned property company with a large portfolio of properties , including both residential and commercial properties and family-run independent store with a rich history dating back to 1901. We are looking for an experienced PA/ Property Manager who enjoys solving problems and is able to work under pressure.
Duties:
- Manage electronic data and e-mails to ensure all clients files are updated on the property database
- Manage / organise Management diary and weekly schedule for Property Director
- Produce and send all rent and insurance invoices for the portfolio
- Closely assist Property Director in terms of commercial asset management
- Managed the portfolio of properties owned by the family
- Keep on top of all legal certificates and checks (gas safety, EPC & EICR)
- Deal with all Leaseholder queries verbally and in written form quickly
- Produce weekly rental statements for the Directors and keep them informed of any rental arrears, service charge arrears or utilities.
- Chase rent arrears as per the Lease obligations.
- Carry out property visits to ensure all buildings are in good order when required
- Give feedback to the Directors regarding any issues noted during any visits to site.
- Upload all files and documents to Re-Leased when a new tenant/Leaseholder moves into a unit. Keep the files up-to-date
- Deal with a Leaseholder deposit at the end of Lease, negotiations, and release of deposit
- Liaise with contractors and arrange payment for work and keep a schedule of payments for large projects
- General office administration
- Develop and implement investment strategies to meet financial goals and objectives
- Monitor portfolio performance and make adjustments as needed to ensure optimal returns.
- Conduct in-depth financial analysis and research to identify market trends and opportunities.
- Build and maintain strong relationships with clients.
- Stay updated on market developments, regulatory changes, and industry best practices.
Experience:
- Good accounting skills to update the property data base (Re-Leased)
- Excel/Word packages proficient
- Previous PA experience would be beneficial
- AST Management experience useful to arrange Gas safety checks, EPC's, EICR inspections
- Some Commercial Management experience an advantage
- Proven experience as a Portfolio Manager or similar role in the financial services industry. 3 years Property Management experience required.
- Strong financial planning skills with a track record of successful portfolio management.
- Manage property inspections, deposits, referencing, maintenance, inventories, compliance, check in/out with third party agents
- Understanding Service Charge budgets would be an advantage
- Excellent communication and interpersonal abilities for effective relationship management.
- To be able to work independently and within a team when required
Job Types: Full-time, Permanent
Pay: £32,000.00-£35,000.00 per year
