Job Responsibility:
The Air Ambulance Service provides two very important functions, Helicopter Emergency Medical Services (HEMS) and The Children's Air Ambulance (TCAA) which provides paediatric transfers across the UK. Our objective is to save lives, utilising specialist pilots, doctors, and paramedics and with our work centered on saving lives, improving clinical outcomes and being able to react quickly and efficiently to emergencies.

Job Title: Facilities and Property Manager
Location: Rugby - Hybrid (40% office based)
Full Time: 37.5 hours
Annual Salary:£35,000 - £40,000PA

Job Purpose Are you ready to take the lead in managing a diverse property portfolio that supports life-saving work? The Air Ambulance Service (TAAS) is looking for an experienced Facilities and Property Manager to strategically manage our properties, ensuring smooth operations, compliance, and cost-effectiveness across all sites.
You'll play a pivotal role in driving our facilities and property strategy, reducing costs, improving sustainability, and ensuring our retail and operational sites are fit for purpose. With your leadership, we'll create a streamlined, responsive property function that fully supports our mission.

Key Responsibilities
- Lead the management of our property portfolio, including lease renewals, acquisitions, and maintenance, ensuring efficient and cost-effective operations.
- Oversee projects like new store openings, refurbishments, and operational improvements, ensuring timely delivery within budget.
- Drive cost reductions across the portfolio, including utilities, and work to reduce the organisation's carbon footprint.
- Develop and maintain structured processes for facilities support across all retail sites, ensuring rapid resolution of issues to minimise operational disruption.
- Lead and inspire the property team, ensuring they are motivated, agile, and responsive to stakeholder needs.
- Ensure full compliance with UK regulations and internal policies while delivering regular reports on performance, risk, and compliance to senior leadership.
- Build and maintain strong relationships with external contractors and service providers, ensuring high-quality delivery of services and value for money.
- Collaborate closely with our Health & Safety Manager to ensure the portfolio adheres to all regulatory requirements and maintains the highest safety standards
- Work closely with internal teams and external partners to align property goals with wider organisational objectives, including health and safety, retail, and sustainability initiatives.
Person Specification
- Evidence of living TAAS's core values throughout your career.
- Extensive experience in facilities or property management, with a proven ability to lead complex projects.
- Excellent project management skills, delivering on time and on budget.
- Competent level of understanding leases and renewal processes.
- Strong communication and stakeholder engagement skills, able to influence and bring others on board.
- Experience managing teams through change, keeping them engaged and supported.
- Financially astute, with a track record of managing budgets effectively.
- Adaptable, flexible, and passionate about the work TAAS does to save lives.
