Role Purpose

To help develop and deliver a marketing strategy that will include social media, advertising, website management, PR and onsite events. Building community connections and third party relationships in the area and liaising with tenants to help promote local and national offers. The Marketing Coordinator will report to the Centre Manager and work in partnership with BWP to deliver the onsite activity and communications strategy, ensuring that all B2C and B2B comms align with the overall strategy and brand values of the centre.

Role Specific Particulars

Affinity Staffordshire Outlet

The property is medium sized shopping centre located in Stoke on Trent. The successful candidate will be part of a site team of four and will be an essential asset to the property, colleagues, clients and occupiers.

Key Responsibilities

Marketing Strategy

  • Work with the Shopping Centre Manager and Client to support in the delivery of the marketing strategy across all key stakeholder groups.
  • Work with external marketing partners to ensure that all marketing activity is aligned with the asset strategy.
  • Execute and manage Affinity Staffordshire's marketing strategy.
  • Ensure that agreed Return on Investment (ROI) measurements in all areas are implemented and used to inform the ongoing marketing strategy.
  • Deliver key events and promotions corresponding to key asset milestones.
  • Support in the development of the sites ‘place-making' strategy to realise occupiers' desires for an attractive location capable of building long-term lettings.

Finance

  • Manage and ensure strict control of the marketing budgets.
  • Ensure strict control procedures are implemented, year-end reconciliation is undertaken and value for money is achieved.
  • Work with key partners to achieve self-funding events where possible.

Occupier Liaison

  • Liaising with the onsite tenants, communicating effectively, and ensuring they feel fully supported. Make a significant impact on tenant satisfaction and centre performance.
  • Collection & knowledge of data and information regarding centre retailer performance - primarily total sales but also include where available, ATV, sales densities, sustainability ratio's, store ranges, conversion rates and merchandising frequencies.
  • Support the flow of key indicators from retailers & understanding their business needs.
  • Establish a productive relationship with retailers.
  • Provide the Shopping Centre Manager and team with periodic reporting of retail performance and centre statistics.
  • Collaborate with external agencies and retailers to develop consumer-facing marketing responses to trading performance and social media opportunities.
  • Support centre communication with the retailers, attend the quarterly retailer meetings as directed by the Centre Manager and support the quarterly newsletter and other communication documents for store managers and staff.
  • Encourage retailer participation in centre initiatives.
  • Support updating the retailer handbook with all centre departments.
  • Support the development of a welcome pack to new occupiers and the induction of the new occupier manager before the store opens.

PR

  • Drive the development of robust PR campaigns to support all pillars of activity and activation.
  • Ensure all campaign activity reinforces all key messaging where applicable.
  • Research and communicate potential PR opportunities from within key stakeholders, including occupiers to aid in promoting Affinity Staffordshire ensuring its reputation and brand is enhanced
  • Work with PR agencies to build relationships and deliver PR to key markets in line with marketing strategy.

Events and Promotions

  • Work with partners to develop a Marketing Strategy to help build experience and social media engagement.
  • Support the events and promotions programme through Marketing and social media.
  • Ensure that the events and promotion programme is aligned with the centre's asset and marketing strategy in conjunction with commercial partners where possible.
  • Ensure that the processes and logistics of events and promotions are working within the set guidelines.

Digital Comms & Website

  • Ensure all digital opportunities are identified and exploited.
  • Ensure all digital content is kept relevant and engaging, as well as supporting the wider SEO strategy.
  • Ensure occupier participation and feedback.
  • Ensure the Customer Relationship Management (CRM) strategy is delivered effectively and grows in line with KPIs.
  • Ensure all social media opportunities are identified with associated. engagement strategy, to effectively manage feedback that supports the asset's overall strategies.

Agency Partnerships

  • Support the Shopping Centre Director and Client teams to build strong partnerships with the key stakeholders and manage the day-to-day relationship with agency teams.
  • Manage agency tenders as required to always ensure the best value.

Research

  • Work with external partners to manage research projects from brief to presentation of findings.
  • Fully understand the results and associated implications of research undertaken.

Environmental Social Governance (ESG) Strategy / Responsible Property Investment (RPI) Strategy

  • Support in the delivery of the owner's ESG strategy.
  • Highlight the ESG strategy so that marketing and PR are fully integrated to drive awareness of the asset's commitment to ESG.

People Management

  • Build strong cross-department relationships to maximise cooperation and impact of marketing activities.
  • Ensure optimum delivery of marketing support through external and internal resources.

Other

  • Input to all relevant reports submitted by the due date.

Compliance

  • Ensure compliance with CBRE standard policies and procedures.
  • Adopt a Health and Safety culture.
Person Specification/Requirements
  • Minimum 2 years' experience working in marketing / PR / Event Management/ social media/communications or similar role.
  • Previous experience working in business parks, retail, hospitality and/or leisure environments.
  • Collaborative in nature, building relationships at all levels with ease, including internal customers from site-based teams through to their head office teams.
  • Strong organisational, interpersonal and communication skills (written and verbal) Significant experience in digital marketing - email marketing, social media, content creation and campaign management.
  • Pro-active with proven experience of working under own initiative with exceptional results.
  • Ability to prioritise and coordinate demands efficiently ensuring all deadlines are met.
  • Excellent communication skills, both verbally and in writing.
  • Results focused.
